Procedure of buying real estate for foreigner who is a non-resident is different comparing to buying real estate for Ukrainian residents. But nothing is complicated if we pay careful attention to the procedure and go through all stages step by step without any hassle. We have already helped more than 500 non-residents to buy apartments, cottages and houses in different cities around Ukraine – such as Odessa, Kyiv, Lviv, Kharkiv, and even in some smaller cities in Odessa, Kyiv, Lviv regions as well as in Carpahian.
Before buying an apartment (which is the most popular option among some other like buying a cottage, or a house with land) you should choose whether you want to buy an apartment from primary market (that has never been owned by anyone like property in new buildings and construction projects), or from secondary real estate market (property that was previously owned by someone).
There are pros and cons of buying an apartment on primary as well as pros and cons of buying from secondary real estate markets in Ukraine, but in short – if you are willing to wait for about a year and plan to live in Ukraine from 4 months in a year, it is recommended to buy an apartment on primary real estate market. In such case it is possible to choose among many buildings so your apartment will be on the desired floor with a desired view. Even though maintenance will be needed, you can choose which type of interior you want and which furniture as well as appliances will be installed. Overall price will be 15% – 20% cheaper comparing to an apartment from secondary market, but it will be a brand new apartment with neighbors who earn above average in the country. In addition everything in apartment will be brand new including kitchen appliances, furniture, TV as well as all wiring that runs in walls. Such apartment will be much easier and quicker to sell as well because it is located in a new building.
The only advantage of buying an apartment from secondary real estate market is if you want to move in straight away. However, if apartment will be in a new building, it will be about 20% – 25% more expensive comparing if you buy from a primary market and wait until building is completed. If apartment is in old building, there might be problems with neighbors as well as with electricity, water supply and all other disadvantages of old buildings.
